Commercial Energy Assessments

As part of the government's plan to implement the Energy Performance of Buildings Directive, Energy Performance Certificates (EPCs) were introduced in 2008 for Non-Domestic or 'commercial' buildings. EPCs are now required virtually whenever any commercial building (ranging from small retail units to offices, industrial units and large scale commercial premises) are built or are to be sold or let. Responsibility for enforcement in newly built properties falls to Building Control, whilst Trading Standards enforce certification of existing buildings. The legislation does have exemptions and so if you are at all unsure please contact us for specific advice.

A commercial EPC provides an energy rating for a building based on the performance potential of that building. The building's fabric and services (such as lighting, heating and ventilation) are taken into account as well as the way in which the services are controlled. The now industry standardised A - G energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark. This rating could then be used by potential buyers or tenants to make comparisons between properties. The commercial EPC is accompanied by a Recommendations Report that provides advice on how the energy performance of the building could be enhanced, together with an indication of the payback period.

Only qualified and accredited Non-Domestic (commercial) energy assessors can prepare EPCs for Non-Domestic property. We are qualified to Level 4 and use the SBEM software meaning that we can assess virtually any new or existing commercial property in the country. We carry out SBEM calculations in regards to Building Regulation Part L compliance both on new build and for extension/alteration work. We are accredited with the RICS and STROMA and are also members of the Association of Commercial Energy Assessors (ACEA) and comply with both their Code of Conduct and good practice operational requirements.
